What GIPB does for you
GIPB manages rented properties on behalf of their owners in Brussels and Walloon Brabant, from its office in Ottignies-Louvain-la-Neuve. You choose between two packages: LIGHT, administrative management, and ZEN, complete management. You keep the important decisions; we handle the day-to-day follow-up, which you can check at any time in your online owner portal.

You describe the property and its situation to us, by phone or through the contact form. - Property visit
We visit the property and review with you the current lease and the package that suits you. - Management agreement
You sign the management agreement for the chosen package, LIGHT or ZEN. It sets out how costs (works, legal proceedings) are shared. - File handover
We take over the lease, the rental deposit, the meter readings, the tenant's contact details and, in a co-owned building, those of the syndic. - Day-to-day management
We follow up on the rent and deadlines; you can follow everything in your online owner portal.
Your property is not rented yet?
Finding and selecting a tenant and drafting the lease are not part of the management packages: they form a separate letting service, invoiced separately. The move-in inspection is carried out by an expert; their fees are not included in our rates. Ask us for the terms: management takes over as soon as the lease is signed.

Rental management with GIPB in six questions
What is rental management?
Entrusting an agency with the follow-up of a rented property: collecting and indexing the rent, service charge statements, payment reminders, dealing with the tenant and, in a co-owned building, with the syndic. At GIPB, the exact content of each package is detailed in the pricing above.
What is the difference between the LIGHT and ZEN packages?
LIGHT (4% of the rent, minimum €45 per month excluding VAT) covers administrative management: rent monitoring and indexation, bill payment, service charge statements, payment reminders, notices and utility meter transfers. ZEN (8% of the rent, minimum €85 per month excluding VAT) adds, among other things, checking the rental deposit and the tenant's insurance, dealing with the syndic, monitoring works and insurance claims, and attending the move-out inspection.
Is finding a tenant included?
No. Finding and selecting a tenant and drafting the lease form a separate letting service, invoiced separately; the move-in inspection, carried out by an expert, is not included either. Management starts once the lease is signed.
My property is already rented: can you take over its management?
Yes. We take over the current lease, the rental deposit and the meter readings, and we inform the tenant of the change of contact.
What happens if the rent is not paid?
Both packages include payment reminders. With the ZEN package, if the arrears persist, we call in a bailiff or a lawyer and follow up on the case; how their fees are covered is set out in your management agreement.
How can I follow the management of my property?
In your online owner portal, available at any time. With the ZEN package, funds are transferred to you every month and the accounts can be presented at any time.
