Are smoke detectors required by law?
New Regulation: Smoke Detectors Mandatory Starting January 1, 2025 – Brussels
Effective January 1, 2025, a new regulation will take effect in Brussels requiring the installation of smoke detectors in all residential units, whether owner-occupied or rented. This measure aims to improve fire safety by enabling rapid detection of fires and reducing risks to people and property.
Key points of the regulation
- Smoke detectors must be optical and comply with the European standard NBN EN 14604.
- If more than four detectors are required in a residence, they must be interconnected, ensuring a simultaneous alert in all rooms.
- Each detector must be installed in strategic locations: In every hallway or room that forms part of the escape route between bedrooms and the main exit. For multi-story dwellings, one detector is required on each floor.
Responsibilities of Owners and Tenants
Landlords:
- Provide and install the detectors.
- Replace them in the event of malfunction or at the end of their service life.
Tenants:
- Regularly maintain the detectors (dusting, checking).
- Report any issues to the landlord.
Consequences of Non-Compliance
Failure to comply with these regulations may result in legal liability for occupants in the event of a fire. It is therefore imperative to act quickly to avoid serious consequences.
